As a homeowner, you naturally want to keep your home in good repair. But did you know that maintaining your house can also help lower your home insurance premiums? If you keep your home and belongings safe and damage-free, your premiums may cost less, and your risk of having to file an insurance claim may be lower.
Here are four common claims for home insurance with tips on avoiding them so you can keep your home—and your pocketbook—in good condition.
1. Water damage—A damaged pipe, broken water heater or overflowing appliances can cause water damage in your home. In order to prevent this type of damage, apply fresh caulk around your tubs and sinks to mitigate leaks. You can also set timers on appliances that use water to shut off when you are not home, or you can use a water sensor near said appliances that can alert you if something goes wrong. Periodic checks of your water heater, appliances and sinks/tubs are essential ways to ensure your home is free of water damage risks.
2. Weather-related water damage—Sometimes, rain or snow can lead to water damage. The best way to mitigate this risk and avoid an insurance claim is to keep your gutters clear of twigs, leaves and other outdoor debris. Clear heavy snow off the roof, and if possible, direct storm runoff toward a sloped area of your property.
3. Loss due to theft—When you leave your house, lock your windows and doors, and check that the garage and shed are securely closed. Consider installing motion sensor lights outside as a possible deterrent to thieves and perhaps set up a security system with an alarm. Doing so can help lower your home insurance rates.
4. Exterior wind damage—Damage due to wind is a common cause of filing a home insurance claim. Be sure to keep your trees trimmed to get rid of loose or broken branches before they cause problems. Secure anything you keep outdoors when it becomes windy to prevent these objects from becoming airborne. It may also be useful to replace loose shingles or tiles when you notice them.
By following these simple steps, you can keep your home in good condition and lower your home insurance premiums at the same time.
